These Terms of Service govern your use of the website operated by NHR Properties LLC ("the Office," "we," "us"), 26135 Kenrose Cir, Calabasas, CA 91302, United States, and the general conditions under which the Office provides property management, appraisal, escrow, listing, and advisory services. By accessing this website, you agree to these terms.

1. Nature of This Website

This website is provided for general informational purposes — describing our units, services, and how to reach the office. It does not constitute a management offer, an appraisal, an escrow instruction, or professional advice for any specific property or transaction. An engagement is formed only by a signed management agreement, engagement letter, or escrow instruction.

2. Services

All services are provided pursuant to written engagement terms — management agreements, appraisal orders, escrow instructions, or consulting letters — which specify scope, fees, and responsibilities. In the event of a conflict between these Terms and a signed engagement, the engagement controls.

2.1 Property Management

Management services are performed under the authority and scope of the management agreement — including rent collection, maintenance coordination, vendor contracting, tenant administration, and reporting. The owner remains responsible for legal compliance obligations that cannot be delegated.

2.2 Appraisal

Appraisal reports are independent opinions of value prepared for the stated purpose and intended user. Reports are not intended for use outside their stated scope, and reliance by third parties is at those parties' own risk unless the report expressly permits it.

2.3 Escrow and Fiduciary

Escrow services are performed strictly per written instruction — funds and documents are held and released as instructed, and the Office assumes no duty to advise parties on the substance of the underlying transaction.

2.4 Advisory and Listing

Consulting, listing, landman, and asset management services are provided per the engagement letter. Advisory conclusions reflect professional judgment based on information available at the time and are not guarantees of market outcome.

3. Fees

Fees for services are stated in the applicable engagement — management percentage or flat fees, appraisal fees, escrow fees, and consulting rates. Invoices are payable per the engagement terms. The Office may suspend non-urgent work on accounts materially past due upon written notice.

4. Intellectual Property

All content on this website — including text, graphics, layout, and design — is the property of NHR Properties LLC or its licensors and is protected by copyright. You may view and print pages for personal, non-commercial use. No other reproduction or distribution is permitted without written consent.

5. Acceptable Use of This Website

10. Governing Law and Disputes

These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute arising from these Terms or use of this website shall be resolved in the state or federal courts located in Los Angeles County, California, and the parties consent to their jurisdiction. Engagements may specify alternative procedures, which control for disputes under them. Nothing in these Terms limits rights held under California real estate law or fiduciary regulations.

11. Severability and Waiver

If any provision of these Terms is found unenforceable, the remaining provisions remain in effect. Failure to enforce any right or provision is not a waiver of that right or provision.
